2026 Buyer Comparison · Escazú & Guanacaste
Escazú vs. Guanacaste: Where Should You Buy Property in Costa Rica?
Two of Costa Rica's most popular markets for international buyers offer very different lives: mountain-city convenience in Escazú, or beach living on Guanacaste's Gold Coast. This guide compares them side by side.
Direct Answer: Buy in Escazú if you want city convenience: top private hospitals, international schools, shopping and a mild mountain climate near San José. Choose Guanacaste if you want beach living, a hot dry season and quick access to Liberia International Airport. Many buyers own in both: a base in Escazú and a coastal home in Playas del Coco.
Two markets, two lifestyles
Most international buyers who look seriously at Costa Rica end up comparing two regions. Escazú, in the Central Valley just west of San José, is the country's best-known upscale residential area. Guanacaste, in the northwest, is the dry, sunny province of the North Pacific coast, home to beach towns such as Playas del Coco. The right choice depends less on which is "better" and more on how you plan to live.

Lifestyle: city convenience or the beach
Escazú combines a historic town center with modern shopping centers, restaurants, embassies and corporate offices. Daily errands are easy, and the metro area offers the widest choice of services in the country. The trade-off is traffic: commutes across the Central Valley can be slow at rush hour.
Guanacaste is about outdoor life. In Playas del Coco, the calm bay is good for swimming, boating and diving, and surf breaks, national parks and the Papagayo coast are within an easy drive. Coco is also the area's commercial hub, with several supermarkets, banks, pharmacies and clinics, so everyday life does not depend on long trips.
Climate and seasons
The Central Valley's elevation gives Escazú comfortable temperatures most of the year, and many homes there need little or no air-conditioning. Guanacaste is warmer and drier: the dry season brings months of sunshine, and the green season brings afternoon rain and a lusher landscape. In Guanacaste, budget for air-conditioning; in Escazú, think more about rain and views.
Getting there: airports and access
Escazú sits near San José and a reasonable drive from Juan Santamaría International Airport (SJO), the country's main gateway, although travel time depends heavily on traffic. Playas del Coco is roughly 25 minutes from Daniel Oduber Quirós International Airport (LIR) in Liberia, which has direct flights from many North American cities. For a second home you will visit several times a year, that short transfer is a big advantage.
Property types and ownership
In Escazú, buyers often look at lots in gated communities to build a custom home, as well as houses and condos. Our current properties include lots in Rivergrand and Vistara, both gated communities in Escazú. In Guanacaste, condos are the most common choice for buyers who want a lock-and-leave home near the beach, such as Serena Condos in Playas del Coco, with 3-bedroom residences from $318,000.
Ownership rules are the same in both regions: foreigners can hold titled property with the same rights as citizens. Near the coast, the first 200 meters from the high-tide line fall under the Maritime Zone Law, so beach buyers should confirm the property is fully titled. Our Guanacaste condo buyer's guide explains Registry checks, closing costs and the buying process.
Ongoing costs
Property tax works the same way nationwide: 0.25% of the registered value per year, paid to the local municipality. The biggest differences in running costs are lifestyle-driven. In Guanacaste, electricity for air-conditioning is usually the largest utility bill; in Escazú, private schools, dining out and city services are typical bigger items. Condo and gated-community fees vary by development in both regions.
Who should choose which?
Choose Escazú if you will live in Costa Rica full time, have children in school, work from an office or need frequent access to specialist medical care and government services.
Choose Guanacaste if you want a vacation or retirement home on the beach, value sunshine and the ocean, and plan to fly in and out through Liberia.
Consider both if you can. Many families keep a home in the Central Valley for daily life and a condo in Playas del Coco for weekends and holidays. The drive between the two takes several hours, and flying into the two different airports makes it easy to treat them as separate trips.
